Existing Drainage Conditic�ns The property is 14cated within a previously developed residential subdivision with paved roads to the narth and west, and existing single family r��idences to the south and east. The ex�sting paved roads have asphalt b�rms at the edge of pavement to convey surFace drainage. In the existing cc�nditian, the drainage in the lot is split with approximately 0.17 acres draining via surFace flow to the corner of Calle Tiara and Calle Felicidad, and approximately fl.49 acres draining via surface flow to the southeasterly corner of the property and into the neighboring It�t. 3. Praposed Development and Fac�lities Develc�ped flaws wi11 be conveyed via drainage swales to the existing points of discharge wi#h�n the lot, as described in fhe existing drainage canditions discussion. I�the develaped condition, the drainage in the I�t is split with approximately 0.21 acres draining via drainage swale to a rip rap dissipator at the carner of Calle Tiara and Calle Felicidad,and approximately a.45 acres draining via drainage swale to a rip rap dissipator at the st�utheasterly carner of the praperty and into the neighboring lot. � � 4. Description of Analysis/Methadology Hvdre�laav: This repart incorporates a GiviICADD/Civil Design Computer Pr�gram based t�n th� Riverside County Fload Control and Water Con�ervatian Rational Method, Unit Hydragraph, Basin Routing methods. These computer programs require input data for rainfall, sc�il type, type t�f development, and topographic data for the study area. A series af 10-yr and 100-yr rationai method studies were run for bc�th the existing and deve[oped conditions. Rainfall Data: Standard intensity-duration curve data generated fram Plate D-4.1 of the Riverside County Flaod Contral and Water Canservation Ration�l Hydre�logy Manual far the Sun City area was used. Soil Type C�ata: The soil type uvas �btained fram the Hydrol�gic Soils �roup Map within the Riverside County Flood Gontrol and Water Consenratic�n Ratianal Hydrolagy Manual. A cc�py c�f this map is included within this report. The predaminant soil type obtained from the Hydralogi�Soils Group Map was determined to be Type BC. Tvpe of C�evel�pment: Br�th �xisting �nd ul#imate conditions were anafyzed. For the existing condition, undeveloped land use was assumed to model current storm discharges. The project site is planned for a singfe family residence. Therefore, the hydrology report incorparates factors that generate discharges representing residential, 'IZ acre lot type develapment through�ut the site far the ultimate developed condition. Topoqraphic Data: The Hydrolagy Maps define the subareas and contains information used as the basis of generating the project hydrol�gy study. Runaff lndex: Runoff Index factors for undeveloped and developed conditions were obtained from Plate E-6.'� of the Riverside C�un#y Flood Control and Water Canservation Hydre�l�gy Manual. Impervious Cover. Impervious cover factars for developed areas were obtained from Plate E- �.3 of the Riverside County Fload Control �nd Wat�r Conservatic�n Hydrology Manual. 5. Sum a Conclusion The hydrologic analysis in this report campares the existing storm fla►ws for the tributary drainage basin the prc�ject site lies within, ta the developed condition st�rm flvws due to the project. As shown in the table bel�aw,there is�minor decrease in flow due to the development, but the d�crease is increment�l compared to the flows for th+�tributary drainage basin. There is negligible increase in runoff to the discharge points, as shown in the tabfe abc�ve, due to the increase in impervious surfaces and also because of the minor diversion of approximately 0.04 acres.
