LOCATION AND SITE DESCRIPTION Location The subject property is located in the northerly portion of Rancho california approximately 5 miles northeasterly of Temecu1a, in Riverside County. Access to the site is via via Norte, which fronts the northwesterly portion of the site. The most westerly corner of the site is approximatelY 200 feet from the intersection of paseo Del Cie1o. " ~ \ ~--~ ,~~. ~ site Description The subject property is in the peninsular Range Province of southern California. Elevations range between approximately 1175 feet and 1200 feet. vegetation on the site consists of natural grasses. No wells, neighboring wells, rock outcroppings~ outbuildings or other features which would be detrimental were noted. PROPOSED DEVELOPMENT The map on page 6 indicates Iparcel of 0.74 acres net. :dwelling on the property is that the subject The construction anticipated. property is a single of a single family Page 2 ~ "I' // . c.~A;C;.' ~'IQI2. 10 D . r , --:/ \ l ~\.) 0 11-0 ( q F l2-t:lm. \)\J.." . FIELD INVESTIGATION On April 13, 1988 one soil test pit was dug with a backhoe capable of digging to an depth of 15 feet; the location was selected with regard to the probable pad location shown by the owner on site, topography and probable location of leach field. This location is marked "T1" on the map at page 6. The soils encountered were examined and visually classified in the field. Logs of the soil classification and description are shown on page 7 for the soil test pit. The stratification lines shown on these logs represent the approximate boundaries between soil types; the actual transitions maybe gradual. On the same date two shallow test pits were dug approximately 4 feet below the surface with the backhoe in the general location of the soil test pit. The locations of these test pits are marked "TP#l" and "TP#2" on the map on page 6. The test pit holes were presoaked 24 hours prior to testing. On April 14, 1988, percolation tests were performed. Each hole in a test pit was filled with approximately 18 inches of water and a measurement was taken of the depth of the water surface. Every 30 minutes the depth to the water surface was measured. If necessary the hole was refilled with water to an approximate <;iepth of 18" and the time of remeasurement noted. The log of the percolation test results for each of the test pits is shown on page 8. SOIL AND GEOLOGIC CONDITIONS Bedrock materials underlying most and associa~ed igneous metamorphic the Southern California Batholith. of the property are granitic and metasedimentary rocks of So~l materials encountered in this test derived from the weathering and erosion of the surrounding bedrock and consisted of generally fine to coarse grained clayey sand and sandy clay materials. Soil materials were encountered to the 15 foot depth. Finer grained silty clay and clayey silt residual surface soils have locally developed from the silty sands. soil materials of weathered alluvial (Qal) have been mapped as bedrock (map symbol materials. undifferentiated assemblages Wbr), slope wash (Qsw), and Groundwater was not encountered within any of the subsurface ,excavations. Page 3 ? " '. . . " /~.,.........' >1'{ \'[, ,J . / / RECOMMENDATIONS Percolation t.est results show a range in Rmax values (maximum percolation rate)of 16.94 to 27.35 minutes per inch. This range of percolation rates is due to the isolated nature of the test -and to the variations in soil types. Use of shallow onsite feasible. Acceptable eac>. of the Test pits. sewage disposal system is geotechnically percolation results were established by The-subject property shall be rate of 28 minutes per inch designed leach area, shown corresponding leach area of septic tank capacity. assigned a preliminary percolating (the least of Rmax values in the on the map on page 6) with a 65 square feet per 100 gallons of If more than two feet of soil is removed from the area of Test Pit'#1 or Test pit #2, additional testing may be required. At least a 1200 gallon septic tank will be required. The minimum bottom area of the leach field will be 780 square feet. At least . 260..lineal feet of 36" trench will be required, with 3 lines, each 87' in length, in a 36" trench with 1 foot of rock beneath the drain lines. CONCLUSIONS The subject.. property has sufficient area based on the established rate for an initial and 100% expansion system, taking into account the following: Any proposed dwelling shall be located so that the initial subsurface sewage disposal system and the requi.red 100% expansion system shall be by gravity flow. The original tile line required expansion area undisturbed soil at the shall be installed and all the shall be located in natural, depth of the tests performed. cons.1.deration must pools, patios, and encroach upon the or animal pens, if over leach lines. must not be placed be given to dwelling size, swimming other impervious areas so as to not sewage disposal area. Horse corrals contemplated, must not be placed Driveways, either paved or unpaved over leach lines. Page 4 A.. <; . . / Based upon data presented in this report and using the recommendations set forth herein, it is the judgment of this engineer that there is sufficient area within the subject property to support an individual sewage disposal system that wtll meet the current codes and standards of the Riverside County Health Department. Based upon the data presented in this report and the testing information accumulated, it is the judgment of this engineer that the groundwater table will not encroach within the current allowable limit set forth by County and state requirements. since our investigation is based upon the site materials observed in the test pits and on the percolation test results, the recommendations and conclusions are professional opinions, using methods meeting the standard practices at this time. This report is based on conditions existing at the time of the investigation. Any environmental changes, whether natural or manmade, may alter or negate the conclusions and/or recommendations contained herein.
