No. 21152-01 Gentlemen: INTRODUCTION This report presents the results of our observation and testing performed during construction and fine grading of the main residential and attached garage pad, short access driveway from Calle Fiesta, and the long access driveway to the rear or west side of the lot. The property is located approximately 375 feet southwest of the intersection of via Norte and Calle Fiesta both improved paved roads in the Temecula area of Riverside County. Grading consisted of cutting on the east and north side of the pad and placing fill on the west and south. Maximum cuts and fills were 16 and 26 feet respectfully at finished inclinations of 2:1 (horizontal to vertical) or flatter. Maximum overexcavation of alluvium was 4.3 feet from original ground in the lower key area. The results of our Field Density Tests obtained during grading are tabulated in Table I, Results of Compaction Tests. The approximate locations of the tests are shown on the Plot Plan, Plate 1. The 40-scale Grading Plan, prepared by Elliott Uhrich, Temecula, dated April 2001, was used to direct the grading along with field staking. Pro;ect Description The proposed development consisted of construction of a house and attached garage pad. A short access driveway from Calle Fiesta and long access road to the lower western portions of the property was also constructed. BACHELOR MTN. 1953 (PR 1973) 21186-01 Page 3 Purpose of Gradina The purpose of .the grading was to prepare the site for the proposed construction of the one and two-story single family main residence with attached garage. A short access driveway access was provided to the house from Calle Fiesta, and to natural areas on the western side of the lot. GRADING PROCEDURES Gradina Procedures The site had heavy weeds and grasses, and clearing and grubbing was performed prior to the start of grading. The cleared material was removed off-site for disposal. The areas to receive fill were over excavated to a maximum depth of 4.3 feet until the underlying dense sedimentary bedrock was encountered. Keys for the fills were required as shown on Plate 1. Water was supplied with a 4000-gallon water truck, and the soil was compacted with a combination of caterpillar D6D bulldozer, and 966C rubber-tired front-end loader. The grading contractor was Full House Construction of Temecula. TESTING Field Densitv Testina Field density testing was performed in accordance with ASTM D1556-64 (Sand Cone Method). The elevations and the results of the field density tests are presented in Table I of this report. The approximate location of the tests are shown on the Grading Plan, Plate, 1. Maximum Densitv Determinations Maximum density/optimum moisture determinations were made from representative samples of on-site soils used in the fill operations. The tests were performed in accordance with ASTM D 1557 which consist of compacting 5 equal layers of soil in a 1/30 cubic foot volume mold with 25 blows of a 10 pound hammer falling 18 inches. The results of the Maximum density/optimum ,determination are presented herein as Table II, Laboratory Test . Results. : Exnansion/Soluble Sulfate Testina .A finished grade sample was obtained and tested for expansion utilizing the U.B.C. 29-2 method. The test yielded an expansion index (E.I.) of 10 which is very low expansion. 4 21186-01 Page 4 The finished grade soils had a soluble sulfate content of 51 ppm. Normal Type II ,cement with 2500psi may be used in construction. Settlement Based on the grading performed, the compaction, and soil strength values the total settlement will be 1 inch with less than 3/4 inch of differential settlement between footings of similar size, construction and loads over a horizontal distance of 50 feet. SUMMARY Our description of grading and backfill operations, as well as observations and testing services, were limited to those grading operations performed between May 14 and May 22, 2001. The conclusions and recommendations contained herein have been based upon our observation and testing as noted. To the best of our knowledge, the ,work preformed in the areas of our responsibilities is in accordance with the recommendations of the referenced report, city of Temecula Grading Ordinance, and applicable provisions of Appendix Chapter 33 of the UBC. The pad is acceptable for its intended purpose. The cut slopes are constructed in sedimentary bedrock and are stable as constructed. No conclusions or warranties are made for areas not tested or observed. This report should be considered subject to review by the controlling authorities.
