High quality signage, which reflects the theme of the Center’s architectural design and the Vail Ranch Commercial and Business Park Design Guidelines as adopted by the City of Temecula, which is the primary objective of this sign program. It should be understood that the Vail Ranch Towne Square consists of multiple buildings and uses under different ownerships, and that references to the “Owner” in this document refers specifically to VRT Square LLP, and all sign submittals forwarded to Owner are to be pre-approved by the Ownership entity of Landlord of the Tenant’s Leasehold, if different than VRT Square LLP. For all signage not specifically covered in this program, the requirements of the City of Temecula Municipal Code, Chapter 17.28, entitled SIGN STANDARDS, shall apply. The following process has been established for the review and approval of Tenant’s signs the Vail Ranch Towne Square. Prior to submittal of tenant sign drawing for formal City sign permit approval, all proposed tenant signage is subject to review and approval by the respective Building Owner or the Owner’s managing agent, (hereafter referred to as Owner), as follows: Submittal to Owner for Design Approvals Tenant shall submit a copy of detailed sign shop drawings to Owner for approval prior to City submittal or sign fabrication. Sign drawings are to be prepared by a California licensed sign contractor, and must include the following: • STOREFRONT ELEVATION Scaled elevation of Tenant’s storefront and the relevant building façade, depicting the proposed wall or fascia, sign design, and all dimensions as they relate to the Tenant’s leasehold. • SHOP DRAWINGS Fully dimensioned and scaled shop drawings specifying exact dimensions, copy layout, type styles, materials, colors and means of attachment. A section through a typical letter or sign panel is required, to show the dimensioned face of the letter and illumination source. • MATERIAL SPECIFICATIONS Clearly depict specifications of colors, finishes, and materials proposed, including faces, trim cap, returns, and background/plaque material. If the Owner does not approve the shop drawing, the Tenant must resubmit revised plans until Owner’s approval is obtained. The Owner may approve signs that do not strictly conform to this Sign Program (subject to approval of the City Planning Department) in order to encourage exceptional sign designs and accommodate imaginative, unique and tasteful signs that capture the spirit and intent of this Program. INTRODUCTION SUBMITTALS AND APPROVALS The fabrication and installation of all signs shall be subject to the following restrictions: • All signs shall be fabricated and installed with UL approved components in compliance withal applicable building and electrical codes. • Sign manufacture shall supply a UL label, if required by local authorities, in an inconspicuous location. In no case shall any manufacturer’s label be visible from the street from normal viewing angles. • All formed metal (i.e. letterforms) shall be fabricated using full weld construction. • All signs shall be fabricated and installed with no visible screws, seams, rivets, or fasteners. Finished surfaces shall be from “Oil canning” and warping. • Mounting sign letters that are spaced off from the wall or background shall not be spaced more than 2” from building fascia or background with exception for Building C West. Mounts shall consist of all thread post, and spacer sleeves for consistency. Spacers painted to match building color. All bolts and mounting devices shall consist of porcelain finished iron, stainless steel, aluminum or carbon-bearing steel with painted finish. No black iron will be permitted. Angle clips attached to letter sides will not be permitted. Surfaces with color hues prone to fading (e.g., pastels, fluorescent, intense reds, yellows, and purples) shall be coated with ultraviolet inhibiting clear coat in a matte, gloss or semi-gloss finish. • Neon tubing shall be 12-13mm, EGL or equal and LED Modules must be compliant to all builng and electrical codes. Neon transformers shall be 30 MA. All lighting must match the exact specifications of the approved shop drawings. Submittal to City for Sign Permit Once the Tenant receives back approval and stamped sign drawings from the Owner, Tenant shall file for City of Temecula sign permit. Tenant or his/her sign contractor will not be permitted to commence installation of the proposed signs unless all of the following conditions have been met: • A stamped set of final drawings, reflecting the Owner’s and City’s approvals shall be on file in the Owner’s office. • Owner must have received the Sign Contractor’s certificate of insurance (See Page 6) • The Owner must be notified 48 hours prior to the scheduling of installation. FABRICATION AND INSTALLATION REQUIREMENTS VAIL RANCH TOWNE SQUARE PAGE 5 VAIL RANCH TOWNE SQUARE PAGE 6 Each Tenant shall be responsible for all expenses related to the design, fabrication, approval, and installation of signage for his/her store: This Sign Program has been established for the Vail Ranch Towne Square to insure that Site and Tenant signage provided is compatible and complementary to the overall center design. High quality signage, which reflects the theme of the Center’s architectural design and the Vail Ranch Commercial and Business Park Design Guidelines as adopted by the City of Temecula Municipal Code, Chapter 17.28, entitled SIGN STANDARDS, shall apply. • Each Tenant shall be fully responsible for and repair any damage to any surface caused by the signage or its installation. • Tenant’s sign contractor shall carry workers compensation and public liability insurance against all damage suffered or done by any and all. • Architectural Element – Wall, fascia or other surface defined or limited by corners, returns, reveals, molding, material changes or color change. • Ground Sign - Freestanding sign with a continuous base from the ground, not to exceed eight feet in overall height. • Owner – Individual or organized holding legal title to the property and or the Owner’s agent specifically authorized by the Owner to approval of sign designs, such as property managers, or other agents. • Primary Sign – Wall mounted sign incorporating business name and/or logo, as approved by the Owner and City of Temecula. • Sign Area – Square feet are defined by the overall height of the sign’s copy and/or logo element multiplied by the overall length of copy, less any spaces between words and area if ascending or descending elements. • Major Tenants – Single tenant, occupying entire area of a freestanding building. • In-Line Tenant – Multiple tenants sharing demised space within a single freestanding building. TENANT RESPONSIBILITIES DEFINITIONS Signs shall be designed to be imaginative and of a high graphic quality. Tenant sign designs should incorporate a diversity of sign styles, icons, logos, and materials to create a unique sense of place for the Vail Ranch Towne Square. Encouraged Sign Treatment Tenant signage should include mixed media forms, illumination sources and embellishments: • Dimensional letterforms are required, with a variety of typestyles, size and upper and lower case encouraged. Copy may be placed on a single line, two stacked lines, or conforming to curved or other geometric shapes. • Icons or logos representing Tenant’s trademark, product or service may be provided independently, or in conjunction with dimensional letters. • Use of unique materials and finishes are encouraged, including the use of perforated, painted, polished, etched or abraded metals, the use of gold, silver, or copper leaf, and the use of oxidized, metallic or patina finishes. Illumination and Lighting Primary signage must incorporate one or more of the following forms of illumination, in conformance with the Mt.
