HomeMy WebLinkAbout022306 DH Minutes -- ~-~, .._- I I '} MINUTES OF A REGULAR MEETING OF THE CITY OF TEMECULA DIRECTOR'S HEARING FEBRUARY 23, 2006 A regular meeting of the City of Temecula Director's Hearing was called to order on Thursday, February 23, 2006 at 1 :30 p.m. in the Main Conference Room, located at 43200 Business Park Drive Temecula, California. Planning Director Debbie Ubnoske presiding. Also present were Associate Planner Christine Damko, Associate Planner Cheryl Kitzerow and Minute Clerk Cynthia Lariccia. Item No.1: Plannina Application PA05-0361 an industrial condominium map to subdivide the 13.716 sauare foot Beacon Industrial Buildina. currentlv in construction. into nine units. located at 42104 Rio Nedo.17 (Ironwood). Planning Director Ubnoske convened the meeting at1 :31 p.m. Associate Planner Damko presented an overview of the project and staff recommendations. The project establishes light industrial condominium units within the Beacon Industrial Building currently under construction. The proposed map will result in nine units. The original Development Plan was designed to include the condominium design. Project is CEQA exempt per Section 15332, In-Fill Development. Planning Director Ubnoske asked clarification on the condition for a Certificate of Compliance and whether the City was recording a Final Map. Associate Planner Damko stated it was a Final Map waiver instead of the Final Map thereby requiring the Certificate of Compliance. Planning Director opened the Public Hearing at 1 :34 p.m. Applicant David Krzywicki, 27708 Jefferson Avenue, Suite 204, Temecula, concurred with the Conditions of Approval and had no questions of staff. Planning Director closed the Public Hearing and approved Planning Application PA05-0361 subject to the Conditions of Approval. Item No.2: Plannina Application PA05-0310 a Product Review for 167 sinale-familv residential homes ranaina in size from 2.058 to 2.958 sauare feet with four different floor plans and three architectural desians and PA05-0331 a Minor Exception to reduce the rear vard setback from a total of 15 feet to 14 feet on Lot 28 of Tract 30264-7. located in Plannina Area 15 of the Wolf Creek Specific Plan. northeast of Pechanaa Parkwav and east of Wolf Vallev Road. Associate Planner Kitzerow requested to make one minor modification prior to presentation. Planning Application No. PA05-0331, Minor Modification, is not required on this project. Associate Planner Kitzerow then presented an overview of the project and staff recommendations highlighting the four different floor plans, and three architectural styles Spanish, Traditional and COllage. The architectural styles are consistent with the residential design guidelines in the Wolf Creek Specific Plan. Enhancements have been provided on rear and side elevations., Project is consistent with the Wolf Creek Specific Plan, General Plan, Development Code and Subdivision Ordinance and a Notice of Determination will be file per CEQA Section 15162. Rincon, Suite 200, Corona, thanked Veronica McCoy and Cheryl Kitzerow for their assistance through the project and are in acceptance of the Conditions of Approval. Planning Director closed the Public Hearing and approved Planning Application PA05-0310 subject to the Conditions of Approval.
